With a little preparation you can make your property much easier to sell.  You can never underestimate the importance of first impressions.

   

It's always favourable to allow potential buyers to see that your property has been well maintained, and it doesn't hurt to bake some bread or brew some coffee to give the house an inviting smell!

   

Freshen up
A little effort goes a long way, a fresh coat of paint can make a room come to life. Resist the quick fix of a touch-up. Time spent on a room is a prudent investment.

   

De-clutter
The busier a room is, the smaller it will look. Never hang items on the back of doors and remove all but essential furniture, allow the viewers to imagine themselves living in your home. This also applies to outdoor spaces, mow the lawn, trim the shrubs and de-weed to ensure the best possible impression.

   

Light & airy
Light is your friend, always keep curtains and blinds open and clean the windows for maximum impact. The temperature of a property is key, warm in winter and cool in the summer and always smelling fresh and new. Fresh flowers always help light up a room.

Access all areas
Many an opportunity is missed when a property is unavailable for viewing, so try to impose as few restrictions as you can. Whilst we understand how intrusive the process is, a potential purchaser often has plenty of other properties to see. Due to our large number of potential buyers, we often block book viewings to ensure that disruptions are kept to a minimum.

Be helpful
Our team are experienced professionals who know how best to show off your property's key features, it's always best to allow them the time and space to do their job. Viewers are always more likely to relax and give open feedback when not in the earshot of the owner.

Hold the cards
Before going to market it's essential to have all important documents such as lease / freehold certificates and title deeds close at hand. Ask your solicitor to prepare any relevant paperwork to avoid delay once the sale has been agreed.

Progress
It's a good idea to appoint a solicitor at the same time as instructing an agent. We will inform you of offers formally and, more importantly, give you sound advice about whether an offer should be accepted. We communicate with all parties up and down the chain once a sale is agreed — including professional services such as solicitors, surveyors and mortgage brokers.

Moving on
With so much else to consider it's easy to forget a few simple procedures once the sale has completed. Make sure you register your change of address, disconnect services where applicable and organise packing and removals. Because we are so well connected locally, we are happy to recommend local solicitors, surveyors and removals companies.
