It's always favourable to allow potential buyers to see that your property has been well maintained, and it doesn't hurt to bake some bread or brew some coffee to give the house an inviting smell!
A little effort goes a long way, a fresh coat of paint can make a room come to life. Resist the quick fix of a touch-up. Time spent on a room is a prudent investment.
The busier a room is, the smaller it will look. Never hang items on the back of doors and remove all but essential furniture, allow the viewers to imagine themselves living in your home. This also applies to outdoor spaces, mow the lawn, trim the shrubs and de-weed to ensure the best possible impression.

Due to our large number of potential buyers, we often block book viewings to ensure that disruptions are kept to a minimum.

Hold the cards
Before going to market it's essential to have all important documents such as lease / freehold certificates and title deeds close at hand. Ask your solicitor to prepare any relevant paperwork to avoid delay once the sale has been agreed.
It's a good idea to appoint a solicitor at the same time as instructing an agent. We will inform you of offers formally and, more importantly, give you sound advice about whether an offer should be accepted. We communicate with all parties up and down the chain once a sale is agreed including professional services such as solicitors, surveyors and mortgage brokers.
With so much else to consider it's easy to forget a few simple procedures once the sale has completed. Make sure you register your change of address, disconnect services where applicable and organise packing and removals.
